Our Approach
Sayvale is a property development and management group. Our specialisation is social and affordable housing working with many of lreland's Approved Housing Bodies (AHBs) to deliver turn key units. With a robust and well run process of risk management and portfolio management the day we buy is the day we sell.
Sayvale specialises in identifying, analysing, planning, and developing sites which have, in the past, proven problematic for a variety of reasons, including partial-completions, stalled projects, lapsed planning permissions, and/or zoning issues.

Professional Partners
Patrick is a qualified, EU-registered Architect & Planning professional. Patrick has over 17 years experience in the successful delivery of private and public housing projects, and has overseen over 2,500 residential completions in Ireland. Patrick has in depth knowledge of the Irish housing market, it’s regional variations, and enjoys close relationships with many state and industry stakeholders.
Patrick has held senior positions with STW Architects and has also been responsible for growing Meitheal Architects into one of the largest housing design and planning practices in Ireland. Patrick has led industry-firsts in tall building and Strategic Housing Development consents. As well as his professional commitments Patrick has taught at Oxford Brookes University & University College Cork CCAE.
Vistra is a global business services provider with 4,700 employees and 46 jurisdictions providing accounting for corporate, secretarial, payroll, auditing and advisory services. Peter Squires is managing director. Peter trained as a Chartered Accountant with KPMG Dublin before co-founding accounting, tax and advisory firm Squires & Co. in 2002. In 2016, Squires & Co. and Gilbride & Co. merged to from Squires Gilbride which was subsequently acquired by Vistra in February 2018. Peter is a Fellow of the institute of Chartered Accountants in lreland and received his professional qualification whilst working with KPMG Dublin.
Neligan soclicitors was established in Maynooth, Co. Kildare in 1978 and provides legal services to a wide range of clients including construction companies, developers, commercial enterprises, charitable bodies and private clients.
Peter Neligan is the Principal of the firm and has developed a niche practice acting for developers and construction companies in financial and property related transactions. Peter is a member of the Law Society of lreland and was educated at Trinity College Dublin and the Dublin institute of Technology
Ian Lyons is head of operations. Ian has over 12 years’ experience in the property industry having worked with Savills, QRE and most recently Pepper Ireland as a Senior Asset Manager. Ian is a Chartered Surveyor, a member of the Society of Chartered Surveyors Ireland (SCSI) the Royal Institution of Chartered Surveyors (RICS) and is also a Qualified Financial Advisor (QFA).
His areas of expertise include specialising in valuations of all asset classes for internal review purposes and secured lending institutions. He has worked in both Commercial agency and valuations and has co-ordinated numerous portfolio valuation projects along with large asset disposals.
Kensi has many years of experience in management, in HR, and Finance.
She holds a Master’s in Cyberpsychology, and BA in Psychology, as well as a post-graduate diploma in Project Management & a diploma in Law. She excels in management and IT skills.
